Medway Lettings manage properties on behalf of individuals and companies alike, ranging from Landlords who have just one property to Landlords who have multiple properties throughout the Home Counties.

We will guide you through all the Regulations of Compliance required of
a Landlord and provide your home with quality Tenants who have been credit
referenced (UK Rentals only).

Medway Lettings offer 3 tiers of service

- LET & RENT COLLECTION ONLY
- FULL MANAGEMENT
We have outlined the depth of each service below but as a Landlord, consider to what extent of involvement you would wish to make to the day to day management of your property and choose a service that suits you.
| 1. | Recommend the rental value of your property commensurate to market values |
| 2. | Locate suitable Tenants |
| 3. | Process Tenant references inclusive of Credit, Work and Personal references |
| 4. | Produce the Tenancy Agreement and forward a signed copy to the Landlord |
As 1-4 above plus
| 5. | Collect a Deposit from the Tenant as a Dilapidations Bond and pass on to the Landlord |
| 6. | Take meter readings and inform the relevant utility companies of a change of occupier |
| 7. | Collect the first monthly rental payments pass on to the Landlord less Medway Lettings fees |
As 1-7 above plus
| 8. | Provide a full Inventory of the property |
| 9. | Collect rental payments in and pay the Landlord monthly using electronic banking |
| 10. | Provide a detailed monthly statement |
| 11. | Carry out quarterly property visits and provide a written Report |
| 12. | Converse with the Landlord, Tenant and suitably qualified tradesmen in the event of maintenance and repair |
| 13. | Carry out a final inspection at the end of each tenancy |
| 14. | Where necessary deduct monies from the deposit for dilapidation's, cleaning and repair as well as settling outstanding bills where possible |
| 15. | Take final meter readings |
| 16. | Locate replacement Tenants to ensure tenancy and rental continuity |
